It might not be such a bad thing that the condo developers are not lowering their prices, or just not putting them on the market. I think that these developers know the value is there and that as soon as everything turns around they will make the price they want by holding. For us condo and homeowners that is good because it preserves our values, instead of everyone else in the market selling at bottom dollar killing the values around here so that some people can't even refinance because they can't get there house to appraise.

In my neighborhood (pier park area) there were three homes for sale for $600 , so when people started coming in and saying "the market is different now" or "your house is not worth that", they just took them off the market. My neighbors are holding solid. No one is selling like we are at a fire sale or something. Therefore, when one of them does sale, it will be at a good price.

Anyway, just my thoughts. - Joel McCool

38 Panama City Beach homes sold in June 2008 compared to 48 in June of 2007. The housing market is much more segmented than individual resort condominiums. I do not have the resources at this point in time to give a housing and condo market update every six to eight weeks. I am working on providing general tools for housing updates. The problem is that the data can be very misleading. Feel free to call me if you have questions about housing and I can give you more specific information. - Chris

Can someone tell us what is going on with the single family home market. Not everyone cares just only about condo sales. - Tammy
